<p>I have a 632 Credit Score<br />
I have NO BANKRUPTCIES<br />
I have NO DEBT<br />
I have a GREAT JOB<br />
I can make a ,000 CASH down payment!!!</p>
<p>I am actually a perfect candidate for a 1st time buyer!!!  But with today's economy, I get the feeling that no one will want my business.</p>
<p> Anyone got any ideas?!?!?!?!?!?!?

Credit reporting agencies like Experian are governed by the federal Fair Credit Reporting Act (FCRA) and companion state laws. The FCRA permits us to list positive information on your credit report indefinitely, although it generally remains up to 10 years. Accurate negative information - such as a late payment or an account turned over to a collection agency - can remain on your credit report for seven years. Bankruptcies may remain on your credit report for up to 10 years. Unpaid tax liens may remain for up to 15 years. </p>
<p>what does this mean? because evn wen i want to apply for a store card (like target, macys, bestbuy) or a credit card, they dont let me because they say i have an outstanding debt....

			<content:encoded><![CDATA[<p>It's probably unsurprising that if you have bad credit, you're going to have a very hard time finding anyone who will lend money to you - especially with the way this economy looks. Then there are people whose credit and mortgage loans have already slipped. Their credit is getting worse every day and they're having a hard time keeping up. Most of these people find themselves in this position because of problematic adjustable rate mortgages. This situation is when homeowners can benefit from an adverse remortgage. I like to share this interesting Dutch article <a title="geld lenen zonder bkr toetsing" href="http://leneninformatiecentrum.nl/geld-lenen-zonder-bkr-toetsing" target="_blank">geld lenen zonder bkr toetsing</a>.</p>
<p>The adverse remortgage is also called an adverse credit remortgage. This is because these loans are designed for those with less than ideal credit ratings.  These people can repay what they owe on their mortgage while they create new terms for a separate loan which is more favorable to them.</p>
<p>If you have good credit, an adverse remortgage is probably a bad idea, as associated fees and interest rates are typically higher than those you'd obtain with traditional refinancing.</p>
<p>Usually those who are going to try to get an adverse mortgage can be separated into three different levels based on their credit reports. Those who are only a little behind in payments and have no judgments against them or bankruptcies are assigned to a low risk group.</p>
<p>People who have a long history of credit difficulties, have one or more judgments against them of low value, and have no bankruptcies are assigned to a medium risk group.  Everyone else is considered to be in the high risk group.</p>
<p>An adverse remortgage benefits you because any business that will grant you this type of loan looks beyond your credit score, and tries to understand how you've fallen into poor credit, and what you're doing to fix the situation. Your current efforts towards repaying your current mortgage are also an important factor.</p>
<p>Once the level of risk is ascertained, the lender will offer a loan with terms that include a fixed interest rate, usually higher than the average going rate because of the higher risk incurred.  In most cases, even these higher rates will be preferable to the adjustable rate mortgage one may have now.  If the loan taken out is large enough, then other debts may also be covered as well, lowering multiple payments into a single one.</p>
<p>Unfortunately, since most banks are having to be careful about how they are lending their money, it is becoming more difficult to get adverse remortgage financing. If you happen to have a good relationship with the bank that holds your current mortgage, it may help your chances at getting an adverse remortgage. In most cases, this bank will be willing to work with all but the very worst credit risks to keep from having to foreclose on the home.  Banks know full well that the only way they are going to sell a foreclosed property in the current housing market is by taking a serious loss on it.  These banks also understand that by allowing homeowners to take advantage of an adverse remortgage, it's more likely that they'll be repaid completely.</p>

<p>I want to buy a 0,000 house while the prices are down.  But, I have some late payments/collestions (because I was lazy) &amp; now I can't even get a credit card!  So how the hell am I supposed to get a house?!?!</p>
<p>I have a 632 Credit Score<br />
I have NO BANKRUPTCIES<br />
I have NO DEBT<br />
I have a GREAT JOB<br />
I can make a ,000 CASH down payment!!!</p>
<p>I am actually a perfect candidate for a 1st time buyer!!!  But with today's economy, I get the feeling that no one will want my business.</p>

<p>I live in San Diego, CA. I have absolutely horrific credit (not bragging). I had a rough patch which basically demolished my fair credit score about 2 years ago. I have been working at the same job for years and in the past have rented various luxury apartments in the past (when I had fair credit). I have never had a problem with a landlord as I have always paid my rent on time. My credit history tells a very different story however. I think my FICO is a whooping 500 which is terrible I know. I am now what they call cash rich, credit poor. I'm finally making really good money, but I have the worst credit rating. I don't want to have a co-signer, but if I have to I can get one. I can also afford to pay double whatever the deposit may be. Will the fact that I've had the same job for four years, make over 3 times the rent amount, and have a good rental history save me from my terrible credit history? How tough are landlords about this sort of stuff? I want the apartment in my name only and I have a dependent.</p>
<p>I know that people experiencing worse situations...i.e. bankruptcies must be able to rent, so surely I can rent someplace? </p>
<p>Does anyone know of apartment complexes in San Diego that either don't do credit checks or that will work with people with bad credit? I did find one place online that is a luxury apartment and works with people with bad credit, but I really want to save money and all their apartments are 00+. </p>

			<content:encoded><![CDATA[<p>First and foremost, I am not an attorney and I cannot give legal advice. However, I have spent 20 years approving and administering retail and mortgage credit. Doing so, I have helped many a customer tweak or repair their credit in order to qualify for the particular loan they have applied for. This often requires me to explain the fundamentals of credit repair as well as undo many of the misconceptions borrowers have picked up over the years.</p>
<p>One of the most egregious misconceptions people make in an attempt to avoid bankruptcy is the use of consumer credit counseling services (CCC). At best, these companies are a rip-off, and at worst theyâ€™re crooked. When you use (CCC) services it is almost always notated on your credit bureau by the credit repositories or by your individual creditors. When mortgage companies see â€œCCCâ€ on your credit report itâ€™s treated exactly like a bankruptcy.</p>
<p>The pitch</p>
<ul>
<li>You can avoid bankruptcy â€“ This is their primary pitch. They prey on people who are terrified of the stigma of bankruptcy. The truth is, CCC programs mimic chapter 13 bankruptcies without the protection that bankruptcy provides.</li>
<li>We can settle your debt for less â€“ So can you, so can a bankruptcy attorney, plus they can give you protection from legal action from your creditors.</li>
<li>We take all of your payments and bundle them into one low payment â€“ So can you, simply call the creditor and tell them â€œitâ€™s bankruptcy or lower payments, which would you preferâ€?</li>
<li>We work with all of your creditors for you and stop the harassing phone calls â€“ The FDCPA (Fair Debt Collection Practices Act) gives everyone the right to stop the phone calls, simply Google the acronym above and follow the directions.</li>
<li>We will repair your credit â€“ Yea, in seven years or longer. Bankruptcies stay on your bureau for 10 years, slow payments for seven. When you make partial payments to the creditors they report the slow payments each and every month.</li>
</ul>
<p>This means that the credit bureaus will report your slow payments for as long as you are working the repayment plan, which can be years. Your credit will begin to heal ONLY after you have made the last payment. Bankruptcies are like a Band-Aid, once you rip it off the wound begins to heal.</p>
<p>We have secret tactics that only we can use â€“ Bologna! (Expletive Omitted) Read the FDCPA and the FCRA for every â€œsecret tacticâ€ that is legal.</p>
<p>The truth</p>
<p>CCC services canâ€™t do anything that you canâ€™t do for yourself. They make money from their clients, (you), collection companies and your creditors. In fact, most creditors have become so annoyed with their â€œserviceâ€ that they refuse to speak with CCC services, even when they have permission from you to do so.</p>
<p>Using CCC services will ruin your credit the same bankruptcy, take longer for your credit score to heal and cost you extra money. Not to mention this is all done without the protection from your creditors that bankruptcy provides. Meaning, the credit card companies can place a lien on your home or get a judgment against you anytime they like. Not so with bankruptcy.</p>
<p>In closing, I am not a proponent of bankruptcy; nor am I against it. I am simply looking at the situation from a pragmatic point view. Everyoneâ€™s credit situation is different and requires a unique approach when seeking to repair it. Just know this; you have all of the power to repair your credit at your fingertips without having to hire someone else to do it for you.<!-- pingbacker_start --><br />
