Can someone tell me how to get my house sold through an online company that buys houses? I have tried and?

applied to several and I can't get any response. When I do get one, it's always a bunch of tips on how I can sell my house myself! I don't want that stuff! want offers on my house! How do I get them to make an honest offer?

      It all depends what you mean by "an honest offer"

      These companies will offer about 2/3 of your homes current market value. They are honest in the sense that they will really pay you that amount. If your expectation of an "honest offer" is that they will pay you full market value, then you are wasting your time. These companies are investment companies who will only take deals that net them a significant profit for their efforts.

      If you have enough equity and are willing to take the loss, then these companies will make you an honest offer. Keep in mind that any sale for less than the amount of your mortgage can be rejected by the bank, and if you are only getting 2/3 of current market value, they will reject it everytime.

      Homes aren’t selling in this messed up economy we live in right now, so these "We Buy Ugly Houses" places aren’t really getting into the buying mode right now.

      You will not get a decent offer on your house from an online company that buys houses. They are trying to strip out as much equity as they can from people. The offers they will give you are much lower than you would net using a full fee Realtor and selling the conventional way.

      You have to sell to a regular buyer to get a decent honest offer. To do that without paying a realtor commission, you need to look in your local paper for the FSBO web site most often mentioned in ads placed by home owners. that is the site in your community that will have the best deal for listing your house on a web site. Here in Madison, our best site is called FSBOMadison.com and they only charge $150 for a yard sign in your yard for up to six months, and a listing on their web site.

      you are most likely too out of equity for that to happen, the bank will not accept the low ball amount they want to offer
